Fees & Advice
One of the reasons I decided to set up a brokerage on my own, is having the flexibility around fees rather than having a set fee for everybody. This is because every client has different needs and therefore different levels of work will be involved.
There is no charge for protection advice. The fee for mortgage advice is a fixed fee of £399. Any fee will not be payable until I have secured you a mortgage offer.
I receive a payment from the lender and/or insurance company for any business I place with them. I will always be open and honest about this payment and how much I expect it to be.
As an employed mortgage broker I was only able to research from a restricted number of lenders, this meant that clients were only provided with the best deal from that panel. I am now able to research products from the whole of the market (not including the very few lenders that will only accept business direct from client) which means I can give full advice and research the most appropriate mortgage product available for you as a client.
Mortgage Consultation
A consultation can be carried out either by phone, a face to face meeting at your home or a virtual meeting online, the choice is yours to make. In addition, you can choose the time and day around your own working hours and your family.
During the meeting I will carry out a full “fact find” this means asking you lots of questions, getting to know you and what’s important to you and your family and your financial situation. Once I have a full understanding of what you need I will spend time researching the market and then get back in touch with my recommendations. If you are happy to proceed, I will prepare an application with you and submit it to the lender on your behalf .
Once your application is submitted I will keep in touch with the lender to ensure a quick turnaround of your application and deal with any queries the lender may have as they arise. I will contact you regularly with an update.
The next stage will be a mortgage offer, once I have checked this is all correct, I will keep in touch with yourself and the lender until the point the money is released.
Protection Consultation
Protecting yourself and your family financially against the impact of a serious illness or an untimely death is extremely important and often not taken seriously enough. Statistics show that most families have insufficient cover and a large amount have none at all! The main reason for this area being ignored is often cost.
We work hard with you to find a balance between providing adequate cover to protect your family at a cost that you are not going to resent and that is manageable.
A “fact find” is carried out in line with a mortgage consultation or independently. Again, I want to find out more about what is important to you and what financial position you would be in if something did go wrong, what risk you are comfortable with and what budget you are prepared to contribute to rectifying any shortfalls. Once I have a full understanding of this, I will make recommendations to you.
If you decide to proceed further, I will go through the applications with you and, once again, I will monitor the application with the insurer and keep you informed of the outcome. Once the application has been accepted we will discuss when you want this put in place. There is no fee for a protection consultation.
